Sri Lanka Property Guide for Overseas Buyers and Investors
Buying or leasing property in Sri Lanka from abroad involves two decisions: whether the property is commercially suitable, and whether the proposed transaction is legally and operationally appropriate for the buyer.
Start with your purpose
Separate a future home, a rental investment, a business premises and a development opportunity. Each requires different checks on location, management, access and expected costs.
How to assess opportunities remotely
- Request current photographs, accurate floor plans, location details and a live or recorded viewing.
- Verify ownership, title, approvals and any encumbrances through qualified independent legal professionals.
- Review service charges, property management and maintenance costs.
- Understand currency transfer, taxation and financing requirements with regulated professional advisers.
Foreign ownership and Port City
Rules can vary by buyer status, property category and transaction structure. Do not assume that a property available to a Sri Lankan citizen is available on identical terms to a foreign buyer. Obtain up-to-date advice before making a payment. Port City-related transactions can involve additional rules and should be reviewed individually.
